Our property management services for includes but is not limited to:

  • Supervision of staff and sub-contractors

  • Inspections at sign up and periodical visits to the unit
  • Prior to the unit being leased, we will assist the owner in equipping and prepping the unit, as the owner may deem necessary, at the owner’s expense, as a separate service. This may include furnishing, painting, installation of lighting, appliances, wall divisions, flooring, etc.

 

Management fees (All fees are subject to 7% Tax)

Sourcing Tenants

We will advertise your property through our various marketing and syndication services and find you a tenant for your property for a period of one or more years. The charges for this option are one month rent for every year of the contract. There are no other services included in this option.

On-going Property Management 

10% management fee based on the gross monthly rent amount. This fee is not charged until the property is rented and is charged at the beginning the second month of the lease term. An exclusive property management contract will be signed at the same time as the tenancy agreement and it will run for the same period. All fees are subject to 7% Tax

 

Empty properties: Management of empty properties prior to the rental or during the rental is charged at 50% of the above rates. All fees are subject to 7% Tax 

Options 

Although full property management is an option in most instances many of the relocation agencies and corporations that we work with will only place their employees/clients in a property that has an exclusive contract with Panama Real Estate Property Management. Owners who do not wish to accept tenants from these sources should make it clear from the outset
